My great tenant (2 adl and 1 chd) is moving to a larger nest, leaving behind my 1 bdrm suite available on August 1st for rent. The suite is appr 550 sqf plus a balcony. It is on the third floor of a 4 floors building. Inside, the suite is carpeted to reduce noise and where it is heavy traffic, linoleum is used. Main and bedroom walls are painted with soft, warm sunshine yellow, while the kitchen and washroom with calm blue. The kitchen is fully furnished with oak cabinet and appliances: stove, fridge, dishwasher, and microwave. One underground parking and storage are included. Overall the place is clean and above average condition. The best qualities about it is it is 5 minutes walk to the Commercial Drive and Britannia neighborhood, 15 minutes walk to Broadway station, 2 blocks from Hasting for quick access to transit, elementary school, very safe, great neighbors, great strata council (I’m one of them) and best of all me as the landlord. I am looking for a good tenant. I prefer tenant’s good behaviors over rent rate. I am willing to discuss about reimbursement at the end of each contract year base on the tenant’s performance.
